We will do everything possible to make your stay most enjoyable and relaxing.To ensure you will have a very pleasant experience at Patty's Place Bed and Breakfast, we have established the following policies.Please take a few minutes to review these policies,and feel free to contact us if you have any questions.


Booking  Policies

Prices may vary from outdated quotes on other websites, and only rates as published on the inn's website are guaranteed. Only one discount or promotion can be applied at a time. 

Patty's Place Bed & Breakfast does take walk ins if we have room availability. Bookings within 24 hours of stay must be made by phone, otherwise we encourage you to make your reservation online through our website. 


A 50%  deposit will be charged to your credit card at the time of making your reservation. The balance will be charged to your card the day before your arrival. 


ALL reservations must be guaranteed with a credit card regardless of how the final payment will be made. We accept Master card, Visa, American express,and discover. WE DO NOT TAKE PERSONAL CHECKS!!!!!! NO EXCEPTIONS!!!!! 


If you are redeeming a Patty's Place B&B gift certificate, the number must be provided at the time of making your reservation. In the event of a no-show or late cancellation, the gift certificate will be applied applied and any remaining balance charged to your card. Gift certs will expire one year from the date issued. Any balance left on the certificate is forfeited if not used by the expiration date and no refunds will be issued.  ONLY our gift certificates are redeemable here. 


Whole house rentals must be reserved and paid in FULL 30 days prior to arriving.  


Check in/out times

Check-in is between 3pm to 7pm. Arrangements for late arrivals should be made in advance with the inn keeper. Please, no calls or late arrivals after 9 pm out of respect and courtesy of other other house guests and our inn keeper. Early arrivals are discouraged since our small staff is busy turning the rooms over from the previous night to insure everything is ready for your check-in at 3pm, and a $50.00 fee will be assessed on the final bill for urgency and extra housekeeping preparation related to unexpected arrivals. Please, no early drop-off of bags or in room items. 

Check out time is at 11am and guest are asked not to linger on the property so our staff can prepare our facilities for incoming guest. 


Cancellation Policy

Making a reservation at a bed and breakfast is not the same as making a hotel reservation. Due to our small size, cancellation gives us little chance of re-booking a room. For this reason we uphold a strict cancellation policy.

* Guest are responsible for payment of all nights reserved regardless of their actual arrival or departure date. 

*No- shows are responsible for full payment of their entire reservation. 

* Should you cancel outside of 10 days prior to arrival, your deposit will be refunded, less a $30/room/night Administration/re-booking fee.
